About this guide: Costa Rica House is an independent residential property guide. Buyer inquiries are handled by our preferred Costa Rica real estate partner, RealtyCostaRica.com. Nothing here is legal advice; always work with a licensed Costa Rican attorney.

Steps

  1. Define your brief and budget
  2. Visit areas and shortlist homes
  3. Make an offer and sign an option or purchase agreement
  4. Due diligence with your attorney
  5. Closing before a notary and registration in the Registro Nacional

Exceptions

Land in the maritime-terrestrial zone (generally the first 200 metres from the high-tide line) is mostly concession land with restrictions for foreigners. Ask your attorney.
